We charge 10% of the rent rate as a management fee. If the property is advertised on our rental list, there is a $10 per month advertising fee which goes toward the cost of maintaining the website, pictures, and following up on advertising. We advertise on our own website, our social media sites, & the MLS as desired.
We never hand out keys to prospective tenants. However, we will provide access keys to licensed REALTORS®, both ours and other REALTORS® that have membership in our association. This aids in showing your property as well as provides the landlord added security and visibility of whom is entering the property. Anthem Rentals also benefits from the feedback REALTORS® provide on the condition of your property. To do this, we charge a Leasing Fee of $150 for each new tenancy moving into your property.
Our aim is to keep you informed of anything occurring on your property. You will receive an email when the tenant moves in, when they’ve given notice to move out, when they’re late on rent, when we’ve spent more than $250 (or agreed amount) on any maintenance issue, or any time your input is needed to make a decision. For instance, pets, upgrades, concessions with a tenant, etc.
Our target is to ensure your property remains in good shape until you decide to sell it or move back into it. Because we expect our tenants to take care of your property, they expect us to act quickly when maintenance is needed. We have our own maintenance service that is available 24/7/365. Our goal is to get maintenance and repairs done quickly, correctly, and affordably.
We do offer optional services designed to keep your home well maintained where they are applicable to your home. Those services can include semi-annual weed & feed fertilization for your yard, bi-annual fireplace cleaning, and annual HVAC check/service. Additionally, we can provide a mid-term inspection of your property 6-months into a new tenancy. This allows us to identify any maintenance issues as well as assess how the tenant is caring for your property.
We are very strict on payments. Tenants are considered late on the 5th which incurs a 10% late fee. On the 6th day, a $10 per day late fee is assessed, and a 3-day notice to pay or quit is posted on their door. If the tenant still hasn’t paid by the 9th, we will file for eviction. Usually, we can have the tenant evicted and moved out within 30 days.
We will provide you with a monthly statement and distribute your proceeds around the 10th of each month. We’ll also provide you with a yearly IRS Form 1099 tax form.
We ask for $200 up front which will start your maintenance account to pay for repairs throughout the tenancy. This fund is replenished as needed from your rental proceeds each month and will accrue until it reaches $500.
